In 1892, William Zychlinski acquired 2,560 acres of prime land along the Gulf, Colorado and Santa Fe railway line. He mapped the first townsite in 1894, naming east-west streets after fruits and plants: Walnut, Pear, Broadway, Jasmine, Plum, and Orange. North-south roads received state and city names like Austin, Pearland, San Antonio, and Washington.
The Southern Homestead Company took over development after a year, promoting the area to Midwestern farmers for its fertile soil. A commercial district formed at Main and Broadway, featuring essential businesses like a hardware store, general store, lumber yard, printing office, and hotel. A four-room wooden schoolhouse and railway depot completed the growing community.
The catastrophic 1900 hurricane, one of North America's worst natural disasters, devastated Pearland. Population dropped by nearly 75%, with only a third of children returning to school after the exodus. To revitalize the area, the Allison-Richey Land Company promoted "Suburban Gardens," a model community west of the railway.
By 1915, many new residents had settled in the area. Unable to grow the originally intended fruits, farmers switched to figs as their main crop, while cattle, hay and family dairies emerged as growing industries. A two-story high school was completed in 1912, and roads connecting Pearland to nearby communities were constructed.
A second hurricane struck in 1915, causing similar devastation. The new high school lost its roof, and homes and businesses were scattered across fields. Population declined sharply again, with hay and cattle industries suffering greatly. Only the fig industry continued to grow, supported by a local processing plant.
Modernization began during rebuilding: telephone lines arrived in 1917 with a public phone booth installed. By the late 1930s, oil discovery outside Pearland and increased rice production brought economic prosperity. The 1940s saw Pearland become known for ballrooms and beer joints, gradually rebuilding to its pre-1900 hurricane population level.
In 1949, Pearland took first steps toward municipal organization with the Brazoria County Water Control and Improvement District Number Three, which funded water and sewer infrastructure. During the 1950s, the Lions Club led various improvements including trash collection, sidewalks, and streetlights.
After incorporating in 1959, Pearland began steady growth in both land and population. The train station eventually closed and was relocated in 1980. City Hall moved from Old Townsite to Liberty Drive in 1987. As the Houston area expands, Pearland continues to evolve into an increasingly desirable location for residents.
