The map indicates distances from the floodplain on the southern edge of the project to various properties across Brushy Creek. The City prohibits construction within the floodplain. The tallest buildings in the development will be positioned farther from neighboring communities.
The maximum requested building height is 180 feet, and this is only permitted for structures at least 750 feet from the southern property boundary. This represents a greater setback than standard zoning requirements would mandate. In the C-1a zoning district, a 180-foot tall building would typically require approximately 210 feet of setback.
Buildings less than 750 feet from the southern property line cannot exceed 75 feet in height, and no structures are permitted within the floodplain area. The current PUD zoning for this site allows buildings up to 15 stories tall, potentially exceeding 200 feet in height.
